Private family room bedroom in a superior tri-level house

This large family room bedroom is on the mid-level of the house to the left of the front door entry. The carpet was replaced with waterproof vinyl planking in the summer of 2024. It’s in like new condition. The family room bedroom has a double bed suitable for two such as a couple and a sofa bed suitable for a single such as a couple’s child. The family room also includes a small refrigerator/freezer and large screen TV.

Commitment to rent requires a successful interview with me (the landlord) and other tenants, AND a $400 Cash Security Deposit and lease. Upon successful completion of commitment to rent, the ad will be modified for availability at the end of your lease. (Interviews are a two-way street. You must pass us and we must pass you for a successful completion of commitment to rent.)

Some important lease terms:
Under Clause 4 Term of Tenancy:
If tenant vacates before the term ends, Tenant will be liable for the balance of the rent for the remainder of the term, but see Clauses 17 and 22.
Clause 17a Possession of the Premises:
If, after signing this Agreement, Tenant fails to take possession of the premises, Tenant will still be responsible for paying rent and complying with all other terms of this Agreement.
Clause 22 Additional Provisions:
Either the Tenant or the Landlord may terminate this Lease with two months written notification. Lease Termination shall be accompanied with two months’ rent by the Tenant!

Rent is due in cash at move-in date. (Pro-rated rent at $30 per day based upon move-in to the end of the move-in month.) Beginning the 1st of the following month, checks become acceptable due the 1st of the month ($10 per day late fee after the 4th of each month, $50 maximum late fee).

Tri-level house: Three bedrooms are on the top level. The owner (landlord) occupies the master bedroom on the left which has its own private bath. The shared main full bathroom is on the top level at the right. Two other tenants can occupy bedrooms to the right of the master bedroom.

All utilities included: electric baseboard heat, water, sewer, garbage collection and Xfinity wireless network.

The mid-level of the house has a shared kitchen with black ceramic glass stove-top, black GE oven beneath and black built-in GE microwave above. The black shared Frigidaire cabinet-depth side-by-side refrigerator-freezer is next to an entry door from the two-car attached garage. The owner has one car. The kitchen has a sun tunnel with solar powered night light. Wood Mode cabinets are shared as well as dishes, Tupperware and silverware. The landlord also supplies shared paper towels, dish detergent, garbage bags and some groceries such as: K-cup coffee, breakfast items and snacks.

The open dining room is also on the mid-level and is shared.

A shared laundry room is on the bottom-level of the house with a nearby shared bathroom. A screened-in porch is located at the other end of the bottom level accessed through a French door and the backyard is accessed from the porch. A wet bar is also located near the French door.

Smoke-Free is NOT indicated, but actually allowed EXCEPT in the carpeted areas and bedrooms.

The nearest CATA bus stops are on the R, RC, and RP routes on Blue Course Drive across from Orchard Park near my house. OR obtain an advance reservation.
